Planning estimate
How this estimate works
Estimated taxable value equals market value times the selected ratio. Tax equals taxable value times mills divided by 1,000, less entered credits. Confirm millage, PRE treatment, exemptions and assessed value with the local assessor.

This tool is educational and does not evaluate credit, income documentation, assets, reserves, property eligibility, program limits or current pricing. It is not an approval, rate quote, commitment to lend or Loan Estimate. Use current lender terms and verified property information for a real decision.
Frequently asked questions
Why use a taxable-value ratio?+
A planning estimate often begins with taxable value near half of market value after uncapping, then applies local millage. Actual assessment can differ.
Where do I find millage?+
Use the local assessor, treasurer or current official tax documents and confirm principal-residence treatment.
Will escrow change immediately?+
Not always. Tax billing and the servicer’s escrow analysis may create a later payment adjustment.
