Michigan availability

Matt Adler’s official LMCU profile identifies him as a Mortgage Loan Originator serving Southeast Michigan, Metro Detroit and Ann Arbor, NMLS #138345. LMCU’s current Doctor Mortgage disclosure specifically addresses Michigan applicants, including an automated payroll-deposit requirement. This supports a direct Michigan consultation while leaving approval, property and program eligibility subject to underwriting.

Medical markets Matt understands

Michigan physician moves often center on the University of Michigan and Michigan Medicine in Ann Arbor; Henry Ford Health, Detroit Medical Center and Wayne State training programs in Detroit; Corewell Health in Royal Oak and across West Michigan; and health systems serving Lansing, Flint and the broader Great Lakes region. A useful plan starts with the hospital, training calendar, call schedule and realistic commute—not just the county line.

Employment contracts, residents and fellows

A resident, fellow or newly hired attending should provide the complete executed employment agreement early. Underwriting may need the start date, guaranteed base compensation, contingencies, licensing status and evidence of any required reserves. Variable bonuses and productivity compensation may not be treated like guaranteed base salary.

Michigan property taxes after transfer

Michigan taxable value may be capped for the seller and later uncap after a transfer. Do not base affordability on the seller’s current tax bill. Estimate taxes from a reasonable post-transfer taxable value and local millage, then include homeowners insurance and association dues.

Condos, multi-unit homes and new construction

Condominium approval, insurance, litigation, owner concentration and reserves can affect eligibility. One-to-four-unit or newly built properties may require additional project, appraisal or construction review. Send the address, association documents and builder information as early as possible.

When the physician mortgage may not win

Compare it with conventional financing when you have a larger down payment, strong reserves or a shorter ownership horizon. No monthly PMI does not automatically mean the lowest total cost; compare rate, fees, cash retained, five-year interest and remaining balance.

Frequently asked questions

Can a Michigan resident or fellow qualify before becoming an attending?+

Potentially. LMCU lists residents among eligible applicants, but profession, contract, income timing, credit, property and underwriting rules all must be satisfied.

Does Michigan require 20% down for a doctor mortgage?+

No. LMCU advertises financing up to 100% LTV through $1.25 million for qualifying Doctor Mortgage transactions, with additional tiers above that amount.

Why can the property-tax estimate change after purchase?+

Michigan’s taxable-value cap can reset after a transfer. A buyer should model a reasonable post-transfer bill rather than reuse the seller’s capped taxable value.

Can a deferred student loan be excluded?+

LMCU states that deferred student debt is not included in its Doctor Mortgage debt-to-income calculation. Underwriting must confirm the documentation and selected program.
